Call to Order: Meeting was called to order Bob Moschella 7:12pm.
Minutes – Chris Cartwright read minutes from 1/20/02 Board meeting.
Acceptance on Minutes: Chris B. made motion to accept and Tom seconded the motion for meeting notes 1/20/03. Tom signed the minutes and put in his files.
Treasure report – Provided by Rich Stopa
· Bank CD’s Total = $46, 171.79
· Money Market = $31,071.46
· Cash on hand = $575.20
· Outstanding Balance Due = $ 8,94.05
· Cash Received = $ 15,206.97 YTD
· New Loan Checking Account = $ 188.56
· 2003 Interest To Date = $15.35
· 2003 Expenses to Date = $4,078.64
Old Business:
o Leak at 29 Brookwood Drive is still a problem. Board has decided to let it be a problems until it becomes a bigger problem. This will be addressed with new system.
o Lien Update - 3 Wildwood lien.. Paperwork has not comeback to Tom detailing lein has been placed from county. Still OUTSTANDING FROM COUNTY. Lien has been recorded and county in now up to November paperwork.
o Billing – laptop and program has been approved at general meeting 1/22/03. Tom will sign paperwork to lease laptop. New billing program has been put on hold.
o Issuing of 1099’s and possibility of state auditing association on checks paid was discusses again. Pat researched this issue anything over $600 need to be sent a 1099. Paperwork need to be updated a 1066 form. Jeff will look into. Additional information is coming.
New Business: Tom sent letters certified mail and applied liens to below property.

· Received By-laws suggestions from attorney and changes have been made. Changes were reviewed with By-law committee. Currently under State Statutes that were used for Water System approval. Attorney has instructed to go under state statues.
· Election of officers to change in bylaws was discussed. Moving toward every officers to hold staggered terms to prevent wiping out entire board every two years. Approved at January meeting be attending residence.
o Tom sent out letter to Martin 39 Brookwood Dr. residence responding to payment.
o Tom sent out letters to every resident with outstanding balances of two months.
o Tom suggested attorney to put letter together communicating situation of last seven homes on Brookwood Drive. Regarding deed information with North Jersey Reality.
o Rich will continue to look for records in his basement for 1980 records.

Roberts Rules were in effect during this meeting.
